If you’re considering selling or letting your property, your main concern is likely its value. To find out, simply complete and send us the quick form on the right, and we’ll contact you shortly to arrange an appointment.
For your convenience, we’ve provided a brief guide to the selling process below. We’re happy to provide more detailed information if needed.
One of our trained valuers will make an appointment to visit your property to determine its market value, discuss a marketing strategy, and explain our fees and terms of business.
Presenting your property in its best possible condition will assist greatly in achieving a speedy sale at a market price. Good first impressions are all important. Further down this page we provide some guidance and tips on preparing and presenting your property in the best possible way.
Once we have gathered the necessary details and taken photos of your property, we will prepare marketing materials for your approval. We will then promote your property on our website, property portal sites, in the local press, and by contacting suitable prospective buyers from our database via phone and mail.
Before marketing a property for sale, an Energy Performance Certificate (EPC) must be commissioned. Please see below for more information.
Typically, a member of our sales team would meet prospective buyers at your property and conduct the viewing. However, if you prefer to carry out the viewing yourself, that’s perfectly fine with us.
All offers received will be notified to you both by telephone and in writing. As part of our service, we will always negotiate between yourself and the purchaser to arrive at a mutually agreed sale price.
It is at this point that you should instruct your solicitor or conveyancer to act for you and liaise with the purchaser’s solicitor.
We will prepare a memorandum of sale, and send it to all parties concerned. Upon receipt your solicitor will prepare a draft contract and send it to the purchaser’s solicitor, who will then make preliminary enquiries, conduct local and land registry searches, and once enquiries are complete, approve the draft contract.
As part of our service, during these processes we will keep in regular contact with all parties, ensure that any queries are ironed out, and generally work towards keeping the wheels turning towards a smooth completion.
Once the legal preliminaries are completed and paperwork prepared, and the purchaser has the necessary finance offer in place, contracts of sale are signed and exchanged, and a deposit usually 10% of the sale price is paid by the purchaser. At this point a date for completion will be agreed.
Completion takes place when the balance of the purchase price is received, and ownership of the property is transferred. Keys will be handed in to our office, and and passed on the the happy purchaser.
Before marketing a property for sale, you must commission an Energy Performance Certificate (EPC). An EPC tells you and the prospective buyer how energy efficient your property is, the impact the property has on the environment, and includes recommendations on ways to improve the property’s energy efficiency. You can start marketing your property before the EPC is ready, but it must be made available and added to all marketing material within 28 days. It normally takes two to three days for an EPC to be delivered once you’ve placed the order. EPCs can only be produced by accredited Domestic Energy Assessors.
First impressions matter, so stand at the front of your property and assess it with a fresh eye. Ensure the front garden or driveway is tidy; cut the grass, remove any rubbish or bins, weed the borders, trim shrubs, and clean the porch of cobwebs. If the driveway is small, consider parking your car elsewhere to create a sense of space. In spring or summer, plant a few flowers to add a splash of colour and enhance the overall appeal.
If you’re moving, it’s often better not to spend much money on improving your property just to sell. Instead, focus on small repairs to show the home has been well-maintained. For any rooms that need decorating, choose light, neutral colours to appeal to a wider range of buyers.
Before viewings, ensure all rooms are tidy, clean, and uncluttered, with bathrooms and kitchens being spotless. A light fragrance in the bathroom or the aroma of brewing coffee in the kitchen can enhance the homey feel. Clean carpets and curtains, and if you have a dog, perhaps arrange for a walk during viewings to avoid any potential issues with pet lovers.
To create a feeling of space, remove unnecessary furniture and declutter. Store away personal items like ornaments, souvenirs, and family photos, as they can distract from the potential of the space.
Make sure your property is warm and well-lit when expecting viewers, as this will create a welcoming atmosphere. If you’re conducting the viewing yourself, take your time and don’t rush. There’s no need to talk constantly; allow the viewers time to think, take in the space, and imagine it as their own. For most buyers, a property must feel right, in addition to meeting their specific needs.
Take notice of any post-viewing feedback we may provide. If several viewers have the same comments, it makes sense if possible to do something about it.
